5 important things to remember when house hunting.

We’ve all been there.

You think you’ve found the perfect house, you move in and then one detail makes it impossible to turn your house into your home. Before you know it, you are back to the house-hunt.

Well, you will never have to make that mistake again. I’ve researched and found the top 5 things you have to consider when looking for your next home.

Needs & Wants

Here's the thing: You will never find a house that has every single thing you’d like. You are probably going to have to make some concessions here and there. You need to figure out what you want versus what you need. 

So sit down and write out everything you want in a home. Take into consideration the needs of anyone else living with you. From here choose your top three non-negotiables. i.e. the things you must have (needs) and your top three negotiables (wants).

Needs must always come before wants. When creating your list of needs, focus on the things you cannot change e.g. (price, the location, the size of the home, etc.) If you find a home that has all your needs and at least one of your wants, you have found your potential home.It is important to keep your priorities list close at hand can help you stay on track.

1. Compare  & Contrast

Once you have identified what your needs, it’s time to see the houses that meet them. Trying to see a dozen or more houses becomes very difficult because you have to keep track of the features in each one. So save on time, effort and expense by creating your own comparison chart or checklist. 

This will have more criteria like landscaping, the condition of the roof and exterior, natural light in each room, storage space and cost per square foot. Consider this chart a personal tool — something you can look back on to help guide your decision making, not a substitute for a good home inspection.

2. Measure & Cost

After comparing the different houses, you will have determined which ones best fit you. From here, you have to determine which house best works with the furniture you already have. If every room requires new furniture and fittings, you could effectively be adding thousands of shillings. 

Make sure you pick a house that will not be expensive to furnish.

3.Space & Storage

Make sure to check out the closets and cupboards. Proper storage is a really important factor in how a home looks and feels when you are living in it. Note the number and size of cupboards and closets throughout the house, and don't be afraid to peek inside. 

The last thing you want is a your things all over the place, cluttering up your living space.

You should also make a point of focusing on things outside your usual line of vision. Check out the ceilings, walls, floors, trim, windows, roof and under the sinks.

4.Visualize & Take ownership

Once you have settled on the last few options, take a moment to envision how you would use the space. Imagine paint colors, furniture arrangements and window treatments. Use your imagination and really put yourself in the home. Ask yourself, “Can I see myself looking forward to coming here after a long day?”

If the answer is yes, you have found yourself a home.
